    Preserving the Past: Listed and Heritage Buildings

    Listed and heritage buildings are not merely structures of historical significance; they are tangible links to our past, offering insights into architectural styles, cultural practices, and the evolution of societies. The preservation and maintenance of these buildings require a delicate balance between conserving their historic value and adapting them for contemporary use. Earl Kendrick Group  play a crucial role in this process, bringing together expertise from various fields to ensure these buildings are preserved for future generations while remaining functional in the present.

    Failure to adhere to regulations governing works on listed buildings or those within Conservation Areas can lead to severe consequences, including fines or imprisonment. Therefore, before embarking on any alterations to a historic building, it is imperative to enlist the expertise of a Chartered Surveyor to conduct a Historic Building Survey. 

    Understanding the historical context of a building is paramount to its preservation. Our surveyors undertake comprehensive historical research, delving into archives, maps, and records to unearth the building’s narrative. This research forms the bedrock of our conservation strategy, ensuring that restoration endeavours maintain historical authenticity.

    When executing works on heritage and listed buildings, it is crucial to address issues such as dampness, decay, and damage resulting from previous unsuitable repairs. It is imperative that interventions are reversible and do not compromise the building’s structural integrity.

    Listed Building Consent 

    Following a building’s listing, listed building consent typically becomes a prerequisite for any demolition, alteration, or extension. This requirement stands distinct from the standard planning permissions typically encountered. Consent may be necessary in conjunction with planning permission or as an independent process.

    It’s crucial to understand that not all alterations necessitate consent. Consent is specifically mandated for works that impact the building’s character, whether internally or externally. Given the subjective nature of this determination, differences of opinion may arise between the local planning authority, vested with ultimate decision-making authority, and the owner of the listed building.

    Our Experience 

    Earl Kendrick Group boasts extensive experience in managing listed and heritage buildings. We serve as retained surveyors for numerous esteemed properties, including an impressive Grade II* Listed building that housed the Secret Intelligence Service (MI6) headquarters until the First World War’s conclusion.

    Another prime example of our competence is with a Grade II Listed residential mansion block located in Kensington. Over the years, EK has worked closely with the Management Board to implement several repair and maintenance schemes. This includes implementing the repair and maintenance of the external facades (split over two phases) and the refurbishment of the internal communal areas. As part of the refurbishment of the front façade, we liaised successfully with the local planning/listed building authorities to agree on the method of major structural repair to the balcony corbels. 

    A further case study demonstrating are experience in this area is as retained surveyors for a collection of stunning period buildings that were originally constructed as a Hospital in 1844 and subsequently redeveloped in the late 90’s to create an exclusive, modern and highly secure gated development that retains many of its original architectural attributes. In addition to various surveying duties such as condition surveys and planned maintenance, we have overseen a number of major works project including external repairs and redecorations to both the listed building and new build blocks, communal internal redecorations and the refurbishment of the pool and leisure facilities. 

    Our overarching aim at EK when working on listed and heritage buildings is to not only preserve these structures but also breathe new life into them. Where possible we also suggest retrofit techniques in order to enhance energy efficiency and ultimately EPC ratings.
