    Bond Wolfe Seeking £1.5 Million for Wolverhampton Potential Development Opportunity

    Bond Wolfe has been instructed to bring to market a potential residential conversion development opportunity in Wolverhampton.

    The property at 78 Darlington Street and 11 Clarence Street consists of two substantial vacant commercial buildings with access and frontages to Darlington Street, Waterloo Road and Clarence Street.

    The buildings have been stripped back to a shell status and the total of 30,740 sq ft is now ready for redevelopment or refurbishment, subject to planning permission.

    James Mattin, managing director of Bond Wolfe, said: “This is a freehold site in a prominent city centre location close to all amenities.

    “Nearby are numerous national retailers and The Mander Shopping Centre includes B & M, Greggs, JD Sports, Superdrug & Ryman.”

    He said the properties are considered suitable for a number of uses, subject to planning permission, and the redevelopment plans announced by InvestWolverhampton in its “Future City Centre Plan” would give developers confidence.

    The City of Wolverhampton, in partnership with the West Midlands Combined Authority, is overseeing a radical overhaul of the city’s central area.

    Some £83 million has been recently secured for the development of the new Smithgate project, which will see up to 1,000 homes built alongside a mix of public spaces, shops and amenities.

    Work on the first phase, known as Bicycle Works, has already started, with Caddick Construction appointed as the main developer to deliver 331 new homes.

    Mr Mattin added: “It all adds up to a very bright future for the centre of Wolverhampton, and the properties are offering can be a part of that future.”
