    Dwellant is a complete cloud based solution for all aspects of Property and Block Management. Using the latest technology, the Dwellant suite of products will revolutionise how you deliver high volume property management services to your customers. From marketing to move in, management and maintenance Dwellant gives you the tools you need to effectively communicate with tenants and residents, keep all parties informed and up to date, automate your buildings, and efficiently manage contractors, suppliers, and the invoicing workflow.

    What type of client reports are available?

    Many types of client reports are available. We are also able to build custom reports for our clients based on their needs.

    What information can residents see?

    Residents can gain access to a wealth of information through the resident’s portal. This can range from but is not limited to:

    • Fire safety
    • Evacuation plans
    • Emergency contact information
    • Appliance Guides
    • Upcoming events and planned maintenance
    • Personal Finance and Accounts (current Charges and Account History)
    • eCommunications and unit level documents

    What information can directors see?

    Directors can be set up with a dedicated directors login and can have customised access to the system. This can vary and can be set up and controlled by our users but can include:

    • The ability to authorise invoices over a certain amount before payment is made to the supplier.
    • The ability to run a report of service charge arrears at any time.
    • Access to a private forum area to discuss private matters / post minutes of meetings.
    • View of all contracts for the building, to add feedback on service
    • Private Directors only tasks for property managers
    • Directors can be given read-only access, so they can see the dashboard of their property manager or on-site manager.

    Functionality

    What time-saving automations are available for Property Managers or RMC Directors?

    Dwellant has many features that can be automated to offer large time savings to all parties. This can range from but is not limited to:

    • Work Management and seamless invoice processing allow PM and Contractors to save vast amounts of time and speed up payment processes.
    • Invoice Reading – using a powerful AI based engine we can read all data from inbound invoices – no rekeying is required across the whole process.
    • Auto Invoice Approval – Contracts can be setup and managed automatically with invoices being checked and approved with no interaction required from the Property Manager.
    • Planned Maintenance – Events can be pre-set and assigned to individuals, groups, or external suppliers or contractors responsible for the task.
    • eCommunication Demands and legal documents are sent electronically via Dwellant portal saving huge amounts on postage, the resident is provided a document vault with all correspondence, plus receipt and readership is legally provable.
    • Integrated Printing – With a few clicks where paper is required, demands can be automatically sent via our interface to Latchams at the click of a button where they are printed enveloped, printed and sent, documents are consolidated and sent, and sending timestamps recorded.
    • Seamless Utilities (Utility Invoice Processing) – Automated processing of Utility invoices through our new service in partnership with Energy Portfolio. Invoices are automatically read, verified, exception captured then fed into Dwellant
    • Resident Notices – Information regarding upcoming events can be automatically sent to the resident’s portal keeping the building informed without requiring the Property Managers interaction.
    • Building level Bookable Facilities – Residents and Tenants can use the booking calendars to self-manage the facilities. Plus Dwellant provides a secure database of all resident data, car spaces, bikes etc.
    • Legal Packs, and Forms Processes – Fully automated legal packs take a few minutes, all other forms/processes for leaseholders/residents in simple workflows.
    • Dashboards for PMs, Site teams, accounts payable, H&S, Asset Managers, Project Managers.

    Accounting & Finance Functions

    We offer full integration into a wide variety of accounting solutions such as Qube, Propman, TRAMPS, Yardi, Xero, Sage, Dynamics etc.

    Does the software manage service charge demands?

    Works in the best way to suit the clients accounting solution however with our Xero and Sage integrations we are able to offer some additional functionality to these platforms. Dwellants eCommunications publishes demands electronically and to out-sourced printer to minimise paper and postage costs while ensuring receipt is trackable.

    Insurance & Valuations Functions

    API for insurance documents to be automatically received stored and published to each property.

    Maintenance Functions

    Dwellant features a full maintenance reporting and management module allowing residents to report maintenance issues, property managers to manage and assign contractors to the task, and contractors the ability to receive jobs and invoice for work done from one shared platform.

    Can site inspections be completed using the software?

    Yes, we have a dedicated app and service known as CSite. Any kind of survey you require can be created plus a standard best practice library.

    Pricing

    How does the pricing work?

    Pricing is bespoke to each client but there will be an initial investment in the setup of the system and an annual licence.

    Is there a cost per unit? Per block, etc

    Our annual licence is based on number of units.

    Accessibility

    Is there a mobile app or leaseholder portal?

    Dwellant offers both an online portal and the option of a mobile app.

    Can residents report repairs and faults?

    Yes, using our portal or mobile app.

    New Clients

    How is data migrated from an existing provider?

    Normally through the Dwellant Data Gateway which integrates via API or database connection for all major accounting systems.

    What support and training is available?

    Dwellant offers all our clients full training on the platform as well as ongoing training and refresher sessions. We also offer easily accessible on platform guides and FAQ’s. Our customer service team is available to offer support and assistance to our clients 7 days a week.
