Fire Extinguishers

The Regulatory Reform Fire Safety Order 2005 has been applicable to the majority of properties since 2006.

The safety of flat owners, employees and visitors is the legal obligation and responsibility of the Residents Management Company (RMC) or Managing Agent, and should be fulfilled by supplying and maintaining the correct fire extinguishers.

Fire extinguishers are produced in several classes, which consist of:

Class A fires (wood, paper, material, cloth, etc)
Extinguisher options: water, foam, powder and hydrospray.

Class B (flammable liquids e.g., petrol, spirits and diesel)
Extinguisher options: foam, powder, CO2 (Carbon Dioxide) or Monnex powder.

Class C (flammable gas)
The extinguishers recommended are powder.

Class D (flammable metals)
The only type of extinguishers for this hazard would be M28, L2 powder or other specialised powders.

Class F (deep fat cooking oil)
The only extinguisher appropriate for this would be the wet chemical extinguisher.

Electrical fires
Extinguisher options: CO2 (Carbon Dioxide), FE36 (automatic extinguishers) and powder.

All extinguishers should be fitted to the wall or mounted on a fire extinguisher stand.

A fire log book is essential and each monthly inspection should be recorded. A maintenance service should be completed by a BAFE extinguisher servicer, who must complete a maintenance service to BS 5306 part 3 once a year (or more if needed).

Only purchase Fire Extinguishers that have full BAFE (British Approvals for Fire Equipment) certification, BSi Kitemark to BS EN3 and CE Mark (a legal requirement with the Pressure Equipment Directive – PED).
