PAT Testing affects every Company, regardless of the size or occupation.

Most Residents Management Companies (RMC) employ cleaners and gardeners to work in their property.

The current UK law states that all properties where people are employed must have their electrical appliances tested for their functionality and safety on a regular basis.

The tests carried out on each lead/appliance are:

Visual – cable damage, cracked plugs etc
Insulation – to ensure the product has a strong earth
Leakage – the flow of electricity through the wires is at a safe level
Functionality – the appliance has to be in safe working order when tested

The law provides several recommendations relating to equipment you may have in your block.

Class I products – pc’s, kettles, older computer monitors – need to be inspected every 12 months.

Class II products – fridges, microwaves and other kitchen equipment – need to be inspected every 24 – 36 months.

Other – Cables, plugs, extension leads – need to be inspected every 24 months.

The above are guidelines only. The majority of commercial insurance policies will stipulate annual inspecting of all electrical equipment, to insure there is no chance of your business not being fully covered.
