How do I alter the wording of my lease?

The right to vary or change your lease can be requested where the lease does not make adequate provision for the required maintenance, repair or redecoration of the building.

A lease can only be varied with full agreement of all interested parties (leaseholders and landlord) or by requesting it to be reviewed by the Leasehold Valuation Tribunal (LVT).

You will be required to provide full information to what changes are required to your lease and why you think the lease is inadequate.

The LVT is an independent body who review varying leasehold disputes and problems.

The LVT requires an application to be submitted which will be reviewed by the Tribunal members who may be surveyors with expertise in valuations, solicitors, local government members or other “lay people”. There are usually two or three members appointed for each Tribunal. The chairman will be the member who writes up the findings of the tribunal and advises what the result of the tribunal is.
