Future Lighting saving more residents money

Being so close to Canary Wharf, Anchorage Point is much sought after. As a top grade apartment, block rents and property prices might be high but no one is keen to waste money or energy unnecessarily. With 78 apartments spread over 8 floors, 24-hour concierge service, a large reception, secure underground parking, a gymnasium and swimming pool there are plenty of opportunities to overcome excess spend with regard to lighting energy.

We met with Jamie Willsdon, Future Lighting Director, to find out how his team were able to save the residents over £21,000.

The Problem

Anchorage Point needed to retro-fit energy efficient lighting solutions. The main aim was to reduce energy consumption and there was a need to eradicate significant maintenance costs.

Work needed to be carried out with minimum disruption to residents.

The Future Lighting Solution

Future Lighting provided design and cost consultancy for the over specification of the existing lighting design and were able to reduce 25% of fittings to the lift lobby areas, on all floors, without incurring light level loss.

All of the old, high wattage light fittings were removed. This included all lobbies, stairs, facility rooms and reception. The communal lobby and staircase lighting was replaced with new LED Bulkheads which included integral Occupancy Detectors to prevent wasted energy usage during unoccupied periods.

Anchorage Point has two staircases that feed 10 floors, these were permanently lit, 24/7, without the ability to be controlled. Future Lighting replaced the 35W fluorescent fittings with new 14W LED alternatives with integral occupancy and light level detectors, to allow for these fittings that were already placed near glazed windows.

In the lift lobby new 4W LED were used to replaced old 50W halogen spotlights.

Future Lighting designed, supplied and installed a new energy efficient lighting solution to reduce energy use, ensure lighting is switched on during occupied periods only and eliminate the considerable on-going maintenance costs.

In addition Future Lighting has given a five-year guarantee on the refurbishment and free on-going maintenance.

The Results

Overall lighting levels in the buildings were dramatically improved, along with considerable energy usage reductions with 90% saving. High maintenance costs were completely eradicated.
The reduction of light fittings saved over 65% of the energy used but light levels were increased by 20%.

The staircase lighting systems were changed to lights 'on' only during dusk or when occupied, this produced an energy saving of over 90%, as well as the reduction in carbon footprint.
